Before signing any tenancy agreement, understand the fees: agency commission (typically 10% of annual rent), legal fees, and service charges where applicable. In Lagos, annual rent is usually paid 1–2 years upfront, so budget accordingly.
Insist on a formal Tenancy Agreement that clearly states the rent amount, payment terms, duration, renewal conditions, and termination clauses. Never rely on verbal agreements.
Service charges in high-end apartments cover security, generator maintenance, cleaning of common areas, and sometimes water. Clarify exactly what is covered before signing.
Always inspect the property during the day and, if possible, in the evening to experience noise levels, traffic, and general neighbourhood activity. Check water pressure, electrical fittings, and the condition of appliances.
